Clifford Chance advises L'Etoile Properties and Koramco on the acquisition of a logistics property near Hanover for around 86 million euros

Leading international law firm Clifford Chance has advised L'Etoile Properties Real Estate Investment Management GmbH ("L'Etoile") and Koramco Asset Management Co. Ltd. ("Koramco") on the acquisition of a logistics property in Garbsen near Hanover by way of a share deal for around 86 million euros. In this transaction, Koramco acts as asset manager for Korean real estate funds, backed by Korean investors. The seller is the Baum Group, which developed the property itself.

The property, which is ideally situated directly on the highway A2, is built on with a newly constructed sorting centre with logistics and office spaces of around 34,000 square metres and further outdoor spaces of around 65,000 square metres. The property is fully let to a company of a large international online retailer on a long-term basis.

L'Etoile will act as asset and property manager for the property in the future and was responsible for the commercial management of the transaction. Koramco will continue to act as asset manager for the Korean real estate funds.

"This transaction is further evidence of the sustained interest of Korean investors in the German real estate market, particularly in single-tenant properties with strong tenants. The current focus is particularly on the German logistics real estate sector, which is very popular with both Korean and international investors in general," observes real estate partner Gerold Jaeger.

Die internationale Anwaltssozietät Clifford Chance hat L'Etoile Properties Real Estate Investment Management GmbH ("L‘Etoile") sowie Koramco Asset Management Co. Ltd. ("Koramco") rechtlich umfassend beim Erwerb eines Logistikobjekts in Garbsen bei Hannover im Wege eines Share Deals für rund 86 Millionen Euro beraten. Koramco selbst ist bei dieser Transaktion als Asset Manager für koreanische Immobilienfonds tätig, hinter denen koreanische Investoren stehen. Verkäufer ist die Baum Unternehmensgruppe, die das Objekt selbst entwickelt hat.

Das verkehrstechnisch ideal, direkt an der Autobahn A2 gelegene Grundstück ist bebaut mit einem neu errichteten Sortation Center mit Logistik- und Büroflächen von rund 34.000 Quadratmetern und Außenflächen von weiteren rund 65.000 Quadratmetern. Die Immobilie ist vollständig und langfristig an ein Unternehmen eines großen internationalen Onlineversandhändlers vermietet.

L‘Etoile wird zukünftig als Asset und Property Manager für das Objekt tätig sein und hat für die kommerzielle Steuerung der Transaktion verantwortlich gezeichnet. Koramco wird auch zukünftig als Asset Manager für die koreanischen Immobilienfonds verantwortlich sein.
