Clifford Chance advises COLCAP on financing the sustainable "EDGE Suedkreuz Berlin" complex

After completion of the EDGE Suedkreuz Berlin project, Germany's largest wood-hybrid construction and also one of the biggest of its kind in Europe, the complex has now been handed over to its new owner. Clifford Chance advised COLCAP on financing the acquisition and refinancing the project development financing package.

The EDGE Suedkreuz Berlin is part of the Schöneberger Linse urban development project close to Berlin's third busiest train station "Berlin Südkreuz" and comprises two seven-storey office and business blocks: "Carré", the future headquarters of energy giant Vattenfall with a leased area of more than 22,000m², and "Solitär" which houses various tenants across a total area of around 6,500m².

By using wood-hybrid components it was possible to save around 80% on CO2 in comparison to regular components made from (reinforced) concrete. This makes the project, designed by architect Tchoban Voss, one of the most sustainable in Germany. It also has its own intelligent room technology and control system producing heat maps and analyses of aspects including productivity and air quality as well as the energy management of the individual rooms or areas.

EDGE Suedkreuz Berlin received platinum DGNB pre-certification (the highest sustainability rating in Germany) as well as Well Core Gold v2 pre-certification and was the first German construction project to be entered in the Madaster database as fully compliant. The aim of Madaster is to produce a material passport for buildings or portfolios which allows users to assess and compare the ecological impact of materials and the sustainability of projects.

Nach der Fertigstellung wurde das EDGE Suedkreuz Berlin, der größte Holz-Hybrid-Gebäudekomplex Deutschlands und gleichzeitig einer der größten seiner Art in Europa, jetzt an seinen neuen Eigentümer übergeben. Die internationale Anwaltssozietät Clifford Chance hat COLCAP bei der Finanzierung des Erwerbs und der Refinanzierung der Projektentwicklungsfinanzierung beraten.

Das EDGE Suedkreuz Berlin ist Teil des Stadtentwicklungsprojekts Schöneberger Linse, liegt in unmittelbarer Nähe zum ICE-Bahnhof Berlin Südkreuz und besteht aus zwei siebenstöckigen Büro- und Geschäftshäusern: Carré, dem zukünftigen Hauptsitz von Vattenfall mit einer Mietfläche von mehr als 22.000 Quadratmetern, sowie dem Multi-Tenant-Gebäude Solitär mit rund 6.500 Quadratmetern Mietfläche.

Durch den Einsatz von Holz-Hybrid-Bauteilen konnten im Vergleich zu herkömmlichen Bauteilen aus (Stahl-)Beton circa 80% CO2 eingespart werden. Damit zählt das von Tchoban Voss Architekten entworfene Projekt zu einem der nachhaltigsten des Landes. Darüber hinaus liefert ein hauseigenes Konzept intelligenter Raumtechnik und -steuerung Heatmaps und Analysen, etwa zur Produktivität und Luftqualität sowie zum Energiemanagement der einzelnen Räume oder Bereiche.

Das EDGE Suedkreuz Berlin ist mit DGNB-Platin und Well Core Gold v2 vorzertifiziert und das erste deutsche Bauprojekt, das mit voller Übereinstimmung in die Madaster-Datenbank aufgenommen wurde. Ziel von Madaster ist es, einen Materialpass für Gebäude oder Portfolios zu erstellen, der es den Nutzern ermöglicht, die ökologischen Auswirkungen von Materialien und die Nachhaltigkeitsleistung eines Projekts zu messen und zu vergleichen.
