Clifford Chance advises Allianz Real Estate on the acquisition of an office complex in Berlin
Clifford Chance has advised Allianz Real Estate on its acquisition of the "Eight Floors" office complex in Berlin on behalf of several companies of the Allianz group. The vendors are Patron Capital Partners, London, and Suprema Invest GmbH, Berlin. Allianz was able to secure ownership of the property for approximately EUR 175 million as part of a forward deal arrangement. Closing is scheduled for 2018 once extension and refurbishment of the building has been completed.
The "Eight Floors" complex is on Franklinstrasse in the Charlottenburg district of Berlin. The property has total floor space of around 40,000 square metres and offers units of up to 4,500 square metres on each floor. This size of unit is in particularly high demand in central Berlin. The current lessees are primarily firms benefitting from the proximity to the Technische Universität Berlin and other institutions in the area. The property is currently 83% let.

Die internationale Anwaltssozietät Clifford Chance hat Allianz Real Estate beim Erwerb des Bürokomplexes "Eight Floors" für mehrere Gesellschaften der Allianz-Gruppe in Berlin-Charlottenburg beraten. Verkäufer der Immobilie sind Patron Capital Partners, London, und die Suprema Invest GmbH, Berlin. Die Allianz konnte sich das Gebäude in einem Forward Deal für rund 175 Millionen Euro frühzeitig sichern. Das Closing ist nach der Fertigstellung der noch laufenden Revitalisierung und Erweiterung im Jahr 2018 geplant.
Der Bürokomplex "Eight Floors" befindet sich in der Franklinstraße in Berlin-Charlottenburg. Die achtgeschossige Immobilie umfasst rund 40.000 Quadratmeter und bietet Mieteinheiten von bis zu 4.500 Quadratmetern pro Etage, die insbesondere in der Berliner City-West sehr gefragt sind. Mieter des Multi-Tenant-Objekts sind vorwiegend Firmen, die von der unmittelbaren Nähe zur Technischen Universität Berlin sowie anderen Einrichtungen in der Nachbarschaft profitieren. Aktuell ist das Objekt zu 83 Prozent vermietet.
