Global law firm Clifford Chance has advised Cecilien Palais S.à r.l. on the sale of the Cecilienpalais in Düsseldorf to HIH Invest, one of the leading investment managers for real estate and infrastructure in Germany and Europe. The parties have agreed not to disclose the purchase price.
The four-storey office building with a natural stone façade is located in Cecilienallee 10, a prime Rhine location. It offers 3,245 square metres of rental space and is almost fully let. With its creditworthy, diversified tenant base, it generates a stable cash flow with value retention.The property also includes 60 car parking spaces in an underground car park.
The property was acquired for HIH Invest's special fund ‘Deutschland Selektiv Immobilien Invest II’, which focuses on energy-efficient office properties in attractive locations in German growth cities and in the top 7 locations.

Die globale Anwaltssozietät Clifford Chance hat die Cecilien Palais S.à r.l. beim Verkauf des Cecilienpalais in Düsseldorf an HIH Invest, einen der führenden Investmentmanager für Immobilien und Infrastruktur in Deutschland und Europa, beraten. Über den Kaufpreis haben die Parteien Stillschweigen vereinbart.
Das vierstöckige Bürogebäude mit Natursteinfassade befindet sich in der Cecilienallee 10, einer Toplage am Rhein. Das Gebäude hat eine Mietfläche von 3.245 Quadratmetern und ist nahezu voll vermietet. Mit seinem bonitätsstarken, diversifizierten Mieterstamm erwirtschaftet es einen stabilen Cashflow mit Werterhalt. 60 Pkw-Stellplätze in einer Tiefgarage gehören ebenfalls zum Objekt.
Das Objekt wurde für den Spezialfonds „Deutschland Selektiv Immobilien Invest II“ der HIH Invest erworben, der sich auf energieeffiziente Büroimmobilien in attraktiven Lagen deutscher Wachstumsstädte und in den Top-7-Standorten konzentriert.
