Clifford Chance advises Generali Real Estate on its investment in the "Métronome" property in Paris
Generali Real Estate has completed, in partnership with a French institutional investor, the acquisition from Oxford Properties of Métronome, a prime office and retail property located in the Massena area, within the ZAC Paris Gauche.
This investment is made on behalf of the pan-European fund Generali Europe Income Holding (GEIH), managed by Generali Real Estate SGR. Generali Real Estate will also act as the asset manager of the property.
Métronome is an 8-storey building, offering around 22,000 smq of office and retail space. It is fully let, with a multi-year contract, to the leading publishing house Editis.
The building, fully refurbished in 2019, is certified ‘BREEAM RFO – 2015 Very Good’ thanks to its central position in Paris, and to energy, water and waste management facilities; and ‘Wiredscore Platinum’, for the quality of its wired infrastructure, resilience, and wireless network. A ‘BREEAM In Use’ certification is also ongoing.
Clifford Chance advised Generali Real Estate on its co-investment with a team comprising Alexandre Couturier, partner, and Clément Silve, associate, on the corporate and real estate aspects, Jitka Susankova, counsel, on the tax aspects, as well as Katrin Schallenberg, partner, Diego Doménech (Madrid office) and Salomé Haddou, associates, on the antitrust aspects.

Generali Real Estate a acquis, en partenariat avec un investisseur institutionnel français, l'immeuble de bureaux et commerces Métronome, situé dans le quartier Masséna, au sein de la ZAC Paris Rive Gauche, auprès d'Oxford Properties.
Cet investissement a été réalisé pour le compte du fonds paneuropéen Generali Europe Income Holding (GEIH), géré par Generali Real Estate SGR, qui agira également en tant que gestionnaire d'actifs du bien.
Métronome est un immeuble de 8 étages, offrant environ 22.000 m² de bureaux et de commerces. Ce dernier est entièrement loué, avec un contrat pluriannuel, à la maison d'édition Editis.
Le bâtiment, entièrement rénové en 2019, est certifié « BREEAM RFO – 2015 Very Good » en raison de sa position centrale à Paris, et de ses installations en matière de gestion de l'énergie, de l'eau et des déchets ; et « Wiredscore Platinum » grâce à la qualité de son infrastructure câblée, sa résilience et son réseau sans fil. Une certification « BREEAM In Use » est également en cours.
