Clifford Chance advises Allianz Real Estate on acquisition of Munich ATLAS property

German insurance giant Allianz, represented by Allianz Real Estate, has acquired the office property ATLAS in the trendy new Werksviertel in Munich for companies in the Allianz Group. Vendor is the real estate investor Art-Invest Real Estate. International law firm Clifford Chance has provided legal advice to Allianz Real Estate on this complex and innovative transaction.

ATLAS is an office and catering building with a leasable area of 26,000 square metres on a plot of 6,300 square metres. The ATLAS majority is acquired by way of a forward share deal, which means that shares in a project are acquired at an early stage and will be completed in mid-2019 when Art-Invest has finalized the current renovation and letting of the property. As prominent new tenants the US marketing and IT service provider Sapient and the New Work office rental company Design Offices have already been secured.

Clifford Chance regularly advises Allianz Real Estate on major real estate transactions, most recently on the acquisition of the "Eight Floors" office complex in Berlin-Charlottenburg in mid-2017.

Die Allianz, vertreten durch die Allianz Real Estate, hat für Gesellschaften der Allianz Gruppe die Büro-Immobilie ATLAS im neuen Werksviertel in München erworben. Verkäufer ist der Immobilienentwickler und -investor Art-Invest Real Estate. Das ATLAS ist ein Bürogebäude mit einer Mietfläche von 26.000 Quadratmetern auf einem Grundstück von rund 6.300 Quadratmetern. Der Erwerb der Anteile erfolgt durch einen Forward Share Deal. Dabei wurden frühzeitig Anteile erworben, die Transaktion wird dann voraussichtlich Mitte 2019 abgeschlossen, nachdem der Verkäufer den derzeitigen Umbau und die Neuvermietung des Gebäudes durchgeführt hat. Als neue ATLAS-Mieter stehen bereits fest der US-Marketing- und IT-Dienstleister Sapient und der New Work-Bürovermieter Design Offices.

Clifford Chance begleitet Allianz Real Estate regelmäßig bei bedeutenden Immobilientransaktionen, zuletzt etwa beim Erwerb des Bürokomplexes "Eight Floors" in Berlin-Charlottenburg Mitte 2017.
