Clifford Chance advises Allianz Real Estate on the acquisition of the Project Jewel portfolio

Clifford Chance advised Allianz Real Estate on its successful bid to acquire the Project Jewel loan portfolio from Ireland’s National Asset Management Agency ("NAMA") in a joint venture with UK listed property company Hammerson plc. at a purchase price of ca. EUR 1.85 bn.

Project Jewel represents one of the largest loan sales ever in the Irish market. The portfolio includes loans at a par value in excess of EUR 2.5bn which are secured against market-leading retail assets in Ireland, such as Dundrum Town Centre ("DTC") in Dublin. Allianz invests approximately EUR 900 million in the transaction.

Opened in 2005, DTC is Ireland’s pre-eminent shopping and leisure destination. The centre extends to approximately 1.5 million sq ft (126,000 square meters). It has one of Ireland´s highest footfalls with ca. 18 million visitors p.a. Dundrum is anchored by four department and flagship stores (House of Fraser, M&S, Harvey Nichols and Penney's) alongside a Tesco superstore and more than thirty 'first to Ireland' international tenants, including Hollister, Aldo, Starbucks, Jamie's Italian, H&M, Hugo Boss and Bershka. Overall the centre comprises 120 retail shops, 38 restaurants, a 12 screen VIP cinema and a 3,000 space customer car park.

Clifford Chance berät Allianz Real Estate beim Kauf des Project Jewel Portfolios

Die internationale Anwaltssozietät Clifford Chance hat Allianz Real Estate beim erfolgreichen Angebot zum Kauf des so genannten Project Jewel Portfolios von der irischen National Asset Management Agency ("NAMA") beraten.

Der Kauf erfolgt in einem Joint Venture mit dem in Großbritannien börsennotierten Immobilienunternehmen Hammerson plc. Der Kaufpreis beträgt rund 1,85 Mrd. Euro. Project Jewel ist einer der größten Kreditverkäufe, die es im irischen Markt je gegeben hat. Der Nominalwert der Kredite beläuft sich auf mehr als 2,5 Mrd. Euro, die durch führende Einzelhandelsimmobilien in Dublin besichert sind. Dazu gehört auch die Premium-Immobilie "Dundrum Town Centre", eines der renommiertesten Shopping- und Freizeitcenter in Irland. Die Allianz beteiligt sich mit rund 900 Millionen Euro an dieser Transaktion.

Das "Dundrum Town Centre" wurde im Jahr 2005 eröffnet und ist Irlands erste Einkaufs- und Freizeitadresse. Das Center verfügt über rund 126.000 Quadratmeter. Mit 18 Millionen Besuchern jährlich hat es eine der höchsten Besucherfrequenzen in Irland. Vier Ankermieter sind mit ihren Kaufhäusern und Flagship Stores im Dundrum angesiedelt (House of Fraser, Marks & Spencer, Harvey Nichols und Penney's), ergänzt durch einen Tesco Supermarkt. Zahlreiche weitere internationale Einzelhandelsmieter wie Hollister, Aldo, Starbucks, Jamie's Italian, H&M, Hugo Boss und Bershka sind ebenfalls im Dundrum präsent. Insgesamt verfügt das Center über 120 Läden, 38 Restaurants, ein Kino mit zwölf Sälen und 3.000 Kundenparkplätze.
