Clifford Chance advises PAREF Gestion on the acquisition of a retail portfolio for Novapierre Allemagne 2 fund
International law firm Clifford Chance has advised French fund manager PAREF Gestion on the acquisition of a retail real estate portfolio for its Novapierre Allemagne 2 SCPI fund. The parties have agreed not to disclose the purchase price.
The real estate portfolio consists of two fully leased retail parks with a total area of around 71,900 square meters, a rental area of 31,600 square meters and a total of 980 car parking spaces. The weighted average remaining lease term within the portfolio is around 12 years. The properties are located in Bedburg (North Rhine-Westphalia) and Rheinfelden (Baden-Württemberg) and thus in economically dynamic regions with high purchasing power. The main tenants of the two properties are two large food retailers and a DIY store.
The Novapierre Allemagne 2 SCPI fund, which was launched in 2019, invests primarily in German specialist stores and small shopping centres with a food retailer as an anchor tenant. Its portfolio currently includes eight properties including the latest acquisition.

Die internationale Anwaltssozietät Clifford Chance hat den französischen Fondsmanager PAREF Gestion beim Erwerb eines Einzelhandelimmobilien-Portfolios für seinen Fonds Novapierre Allemagne 2 SCPI beraten. Über den Kaufpreis wurde Stillschweigen vereinbart.
Das Immobilien-Portfolio besteht aus zwei vollständig vermieteten Fachmarktzentren mit einer Gesamtfläche von rund 71.900 Quadratmetern, einer Mietfläche von 31.600 Quadratmetern und insgesamt 980 Pkw-Parkplätzen. Die gewichtete durchschnittliche Restmietlaufzeit innerhalb des Portfolios beträgt rund 12 Jahre. Die Immobilien befinden sich in Bedburg (Nordrhein-Westfalen) und Rheinfelden (Baden-Württemberg) und damit in wirtschaftlich dynamischen Regionen mit hoher Kaufkraft. Hauptmieter der beiden Immobilien sind zwei große Lebensmitteleinzelhändler sowie ein Baumarkt.
Der Fonds Novapierre Allemagne 2 SCPI, der 2019 aufgelegt wurde, investiert vorrangig in deutsche Fachmärkte und kleine Shopping-Center mit einem Lebensmittelhändler als Ankermieter. Zu seinem Portfolio gehören aktuell 8 Objekte einschließlich der jüngsten Akquisition.
