Clifford Chance advises PATRIZIA on the acquisition of three office buildings in Hamburg, Dortmund and Frankfurt from Orion Capital Managers
Clifford Chance has advised PATRIZIA GewerbeInvest Kapitalverwaltungsgesellschaft mbH, a subsidiary of PATRIZIA Immobilien AG, on the acquisition of three high-end office properties in Dortmund, Frankfurt and Hamburg. The purchase will take place on behalf of the recently launched "PATRIZIA Gewerbe-Immobilien Deutschland III" fund. The vendor is a subsidiary of Orion European Real Estate Fund IV, C.V., which is managed by Orion Capital Managers. Closing is scheduled for Q3 2017.
The properties concerned are the Hafen City Gate in Hamburg, located right next to the Elbphilharmonie, with a total floor space of approximately 26,000 square metres, the Westfalentower in Dortmund with a floor space of approximately 30,000 square metres and an office building located at Carl-von-Noorden-Platz in Frankfurt with approximately 6,000 square metres of floor space. All three properties are almost fully let, with tenants including Commerzbank, McKinsey, Deutsche Telekom and Gruner + Jahr. The average remaining term on the leases for the properties is around seven years.

Die internationale Anwaltssozietät Clifford Chance hat die PATRIZIA GewerbeInvest Kapitalverwaltungsgesellschaft mbH, eine Tochtergesellschaft der PATRIZIA Immobilien AG, beim Erwerb von drei hochwertigen Büroimmobilien in Dortmund, Frankfurt und Hamburg beraten.
Der Ankauf erfolgt für den erst kürzlich neu aufgelegten Fonds „PATRIZIA Gewerbe-Immobilien Deutschland III". Verkäufer ist eine Tochtergesellschaft des Orion European Real Estate Fund IV, C.V., die von Orion Capital Managers verwaltet wird. Das Closing ist für das 3. Quartal 2017 vorgesehen.
Bei den Objekten handelt es sich um das direkt an der Elbphilharmonie gelegene Hafen City Gate in Hamburg mit rund 26.000 Quadratmetern, den Dortmunder Westfalentower mit rund 30.000 Quadratmetern und eine Büroimmobilie mit rund 6.000 Quadratmetern am Carl-von-Noorden-Platz in Frankfurt am Main. Die drei Büroimmobilien sind nahezu komplett vermietet, unter anderem an die Commerzbank, McKinsey, die Deutsche Telekom und Gruner + Jahr. Die durchschnittliche Restlaufzeit der Mietverträge liegt bei rund sieben Jahren.
