Clifford Chance advises PATRIZIA on the acquisition of the "StadtQuartier Schloßstraße" in Mülheim an der Ruhr
Clifford Chance has advised PATRIZIA Immobilien AG on the acquisition of the "StadtQuartier Schloßstraße" complex in Mülheim an der Ruhr. The complex is being sold by a joint venture comprising Fortress Immobilien AG, GRS Beteiligungen GmbH and Competo Capital Partners GmbH. PATRIZIA is purchasing the property on behalf of a real estate fund for private investors which is due to be placed in the second half of 2018.
The Stadtquartier complex is currently under development in central Mülheim and is due for completion at the end of 2018 / beginning of 2019. The property provides a total lettable area of 34,300 square metres and is a combined residential, office and retail property including a gym, hotel and multistorey car park. Long-term tenants include the City of Mülheim, the care home provider Alloheim and Tristar with a Holiday Inn Express hotel.
PATRIZIA Immobilien AG is one of Europe's leading real estate investment houses. It currently manages real estate assets of around EUR 19 billion, primarily as a co-investor and portfolio manager for insurers, old-age care providers, sovereign funds, savings banks and cooperative banks.

Die internationale Anwaltssozietät Clifford Chance hat die PATRIZIA Immobilien AG beim Erwerb des "StadtQuartier Schloßstraße" in Mülheim an der Ruhr beraten. Verkäufer des Quartiers ist ein Joint Venture aus Fortress Immobilien AG und GRS Beteiligungen GmbH sowie Competo Capital Partners GmbH. PATRIZIA erwirbt die Immobilie für einen Immobilienfonds für Privatanleger, der voraussichtlich in der zweiten Jahreshälfte 2018 platziert wird.
Das Stadtquartier wird derzeit in zentraler Innenstadtlage von Mülheim entwickelt und soll Ende 2018/Anfang 2019 fertiggestellt werden. Die Immobilie umfasst 34.300 Quadratmeter Mietfläche und besteht aus einer Mischung aus Wohnen, Büro, Einzelhandel, Fitnessstudio und Hotel sowie einem Parkhaus. Zu den langfristigen Mietern zählen die Stadt Mülheim, Alloheim Senioren-Residenzen sowie Tristar mit einem Hotel der Marke Holiday Inn Express.
