Clifford Chance advises PATRIZIA on the acquisition of a premium care property in Bonn
Global law firm Clifford Chance has advised PATRIZIA SE on the acquisition of a care property in Bonn's Bad Godesberg district for one of its institutional funds. The seller of the property is Deutsche Wohnen, a subsidiary of Vonovia.
The property, which is operated under the ‘Kursana Villa’ brand, is fully leased to the renowned nursing home operator Kursana. The listed ensemble comprises around 7,600 square metres of rental space and is located in an urban villa dating back to 1884, which was completely renovated in 2004 and supplemented by two modern extensions. Embedded in a park of around 18,000 square metres in the Mehlem district, the property offers an exclusive location in the immediate vicinity of the Rhine and the Siebengebirge mountains.
With this transaction, PATRIZIA is systematically continuing its strategic expansion in the social and healthcare property sector. The company manages a portfolio of around €1.5 billion in this segment.

Die globale Anwaltssozietät Clifford Chance hat die PATRIZIA SE beim Erwerb einer Pflegeimmobilie im Bonner Stadtbezirk Bad Godesberg für einen ihrer institutionellen Fonds beraten. Verkäuferin der Liegenschaft ist die Deutsche Wohnen, eine Tochtergesellschaft von Vonovia.
Die Immobilie, die unter der Marke „Kursana Villa“ betrieben wird, ist vollständig an den renommierten Pflegeheimbetreiber Kursana verpachtet. Das denkmalgeschützte Ensemble umfasst rund 7.600 Quadratmeter Mietfläche und befindet sich in einer Stadtvilla aus dem Jahr 1884, die 2004 kernsaniert und durch zwei moderne Anbauten ergänzt wurde. Eingebettet in eine etwa 18.000 Quadratmeter große Parkanlage im Ortsteil Mehlem, bietet das Objekt eine exklusive Lage in unmittelbarer Nähe zum Rhein und dem Siebengebirge.
PATRIZIA setzt mit der Transaktion ihre strategische Expansion im Bereich Sozial- und Gesundheitsimmobilien konsequent fort. Das Unternehmen verwaltet in diesem Segment ein Portfolio von rund €1,5 Milliarden.
