Clifford Chance advises PATRIZIA on the acquisition of Berlin project development ‘Neuendorfer Hof’ from Ten Brinke
Global law firm Clifford Chance has advised global real estate investor PATRIZIA on the acquisition of the ‘Neuendorfer Hof’ property in Berlin, which is still under construction. PATRIZIA is acquiring the property by way of a forward deal from the developer Ten Brinke and is thus further expanding its own portfolio of operator properties. The investor is contributing the property to its ‘PATRIZIA Social Care Fund III’, an institutional special fund launched in 2018.
The ‘Neuendorfer Hof’ project development is located at Neuendorfer Strasse 39 in a central neighbourhood in Berlin-Spandau. An innovative new building for the existing Heilpädagogisches Centrum Kladow will be built on the 5,000 square metre site by the end of the first quarter of 2026.
The experienced operator Vitanas and its residents will move into the new ensemble of buildings with around 12,000 square metres of living space and has already signed a 30-year lease. The new space will offer a total of 240 residential and care places for people with disabilities as well as vacancies that are structured according to the residential group principle. A special employment and support area is also available for up to 60 residents.

Die globale Anwaltssozietät Clifford Chance hat den weltweit tätigen Immobilieninvestor PATRIZIA beim Erwerb der noch im Bau befindlichen Immobilie "Neuendorfer Hof" in Berlin beraten. PATRIZIA erwirbt die Immobilie im Wege eines Forward Deals vom Entwickler Ten Brinke und baut damit das eigene Portfolio an Betreiberimmobilien weiter aus. Der Investor bringt die Liegenschaft in seinen "PATRIZIA Social Care Fund III" ein, einen institutionellen Spezialfonds, der 2018 aufgelegt wurde.
Die Projektentwicklung "Neuendorfer Hof" befindet sich in der Neuendorfer Straße 39 in zentraler Stadtteillage in Berlin-Spandau. Auf dem 5.000 Quadratmeter großen Grundstück entsteht bis Ende des 1. Quartals 2026 ein innovativer Neubau für das bestehende Heilpädagogische Centrum Kladow.
Der erfahrene Betreiber Vitanas wird mitsamt seinen Bewohnern das neue Gebäudeensemble mit rund 12.000 Quadratmetern Wohnfläche beziehen und hat bereits einen Mietvertrag über die Laufzeit von 30 Jahren geschlossen. Die neuen Flächen bieten insgesamt 240 Wohn- und Pflegeplätze, einerseits für Menschen mit Behinderungen und andererseits Plätze, die nach dem Wohngruppenprinzip strukturiert werden. Für bis zu 60 Bewohner steht darüber hinaus ein spezieller Beschäftigungs- und Förderbereich zur Verfügung.
