Clifford Chance advises Generali Real Estate on the acquisition of '10tral' office and commerce property in Frankfurt
International law firm Clifford Chance has advised Generali Real Estate on the agreement to acquire from OFB Projektentwicklung the '10tral' office and commerce property in Frankfurt by way of a forward deal.
The property located in Bleidenstraße 6, in the city centre of Frankfurt, comprising around 4,800 m² of rental space, will be acquired on behalf of the pan-European fund Generali Europe Income Holding (GEIH), managed by Generali Real Estate S.p.A Società di gestione del risparmio.
With the '10tral' acquisition Generali Real Estate underpins its strategy of investing in prime office and high street retail assets in the most important and resilient European cities. In Germany, Generali Real Estate manages a portfolio of 230 properties with a volume of approx. EUR 4.5 bn.
The '10tral' office and commercial building is currently undergoing a complete refurbishment, with the aim of achieving the highest sustainability standards (LEED Gold certification) thanks to features such as a new high-quality and energy-efficient façade. The conversion measures are expected to complete in the fourth quarter of 2022. 80 per cent of the available space of the property are already let to renowned enterprises such as software service provider for digital financing Portagon as well as Papier Kraemer.

Die internationale Anwaltssozietät Clifford Chance hat Generali Real Estate beim Erwerb der Büro- und Gewerbeimmobilie "10tral" in Frankfurt von der OFB Projektentwicklung im Rahmen eines Forward Deals beraten.
Das in der Bleidenstraße 6 in der Frankfurter Innenstadt gelegene Objekt mit rund 4.800 m² Mietfläche wird für den paneuropäischen Fonds Generali Europe Income Holding (GEIH) erworben, der von der Generali Real Estate S.p.A Società di gestione del risparmio verwaltet wird.
Mit dem Erwerb von '10tral' unterstreicht Generali Real Estate seine Strategie, in erstklassige Büro- und Einzelhandelsimmobilien in den wichtigsten und robustesten europäischen Städten zu investieren. In Deutschland verwaltet Generali Real Estate ein Portfolio von 230 Immobilien mit einem Volumen von rund 4,5 Milliarden EUR.
Das Büro- und Geschäftshaus "10tral" wird derzeit komplett saniert, mit dem Ziel, höchste Nachhaltigkeitsstandards (LEED-Gold-Zertifizierung) zu erreichen, u.a. durch eine neue hochwertige und energieeffiziente Fassade. Die Umbaumaßnahmen werden voraussichtlich im vierten Quartal 2022 abgeschlossen sein. 80 Prozent der verfügbaren Flächen des Objekts sind bereits an namhafte Unternehmen wie den Softwaredienstleister für digitale Finanzierungen Portagon sowie Papier Kraemer vermietet.
