Advising Aldar and Mubadala joint venture on acquisition of Masdar City Square complex in Abu Dhabi
Global law firm Clifford Chance has advised an Aldar Properties and Mubadala joint venture on the acquisition of the Masdar City Square complex in Masdar City, Abu Dhabi, for AED 918 million.
Masdar City Square comprises more than 47,000 square metres of net leasable area across seven office buildings. Completed by Masdar City Services in the first quarter of 2026, the complex is 99% occupied, with tenants including TAQA, the Abu Dhabi Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
Masdar City Square's sustainability focus means that it holds LEED Platinum and WELL Gold certifications and includes a net-zero office building, which is currently serving as the Abu Dhabi Department of Energy's headquarters.
The acquisition increases the value of the joint venture's portfolio in Masdar City to AED 4.7 billion. The portfolio now spans more than 158,000 square metres of net leasable commercial space and includes over 1,400 residential units. The joint venture is a strategic partnership between Aldar and Mubadala with respect to Masdar City, established in 2024, which Clifford Chance advised Aldar on.
The Clifford Chance team was led by Tariq Imam, Partner and Head of Real Estate, Middle East, and Dan Forshaw, Associate (Real Estate), and included Inaamul Laher, Partner and Head of Construction, Middle East, Sher Khan, Senior Associate (Real Estate), and Matthew Judkins, Senior Associate (Construction).
