Clifford Chance has advised an investment company advised by Tristan Capital Partners and caleus capital investors gmbh on the sale of the historic Haus Friedrichstadt office and retail property situated at Friedrichstrasse 194-199 in Berlin/Mitte.
The purchaser is an investment group of the Credit Suisse Investment Foundation. The group is acquiring sole ownership of this high-end property as part of an asset deal. The total lettable area of the property is around 7,000 square metres and the purchaser will be taking over all existing leases.
The listed building was constructed in 1935 and is part of the Checkpoint-Charlie / Spittelmarkt business area. Prior to reunification, the property was the last house in Friedrichstrasse in East Berlin and was home to the popular Café Stadtmitte.

Die internationale Anwaltssozietät Clifford Chance hat eine durch Tristan Capital Partners beratene Investmentgesellschaft und die caleus capital investors gmbh beim Verkauf der historischen Büro- und Einzelhandelsliegenschaft Haus Friedrichstadt an der Friedrichstraße 194-199 in Berlin-Mitte beraten.
Käufer ist eine Anlagegruppe der Credit Suisse Anlagestiftung. Die hochwertige Büro- und Einzelhandelsliegenschaft wird im Alleineigentum im Rahmen eines Asset-Deals erworben. Die vermietbare Fläche beträgt rund 7.000 Quadratmeter. Der Käufer übernimmt alle laufenden Mietverträge.
Das Einzelgebäude aus dem Baujahr 1935 steht unter Denkmalschutz und liegt in der Bürozone Checkpoint-Charlie / Spittelmarkt. Zu Zeiten der DDR stellte die Liegenschaft das letzte Haus an der Friedrichstraße auf der Ost-Seite Berlins dar und beherbergte das beliebte Café Stadtmitte.
